New Jersey’s Lead Regulation, P.L. 2021, C. 182, commonly referred to as NJ’s Lead Safe Law was implemented in July of 2022. This law requires all rental units, including single-family, two-family, and multiple rental dwellings, to be inspected for lead-based paint hazards every three years.
On September 12th, 2024, this regulation was amended to clarify that municipalities have the option to hire a lead evaluation contract to conduct inspections, or enter into a shared service agreement, rather than only having inspections conducted by a construction code official. The amendment also extends the validity of the lead-safe certification from two years to three years, which now lines up with the lead inspection time frame requirement of three years. This extension does not pertain to the initial inspection due date of July 22nd, 2024.
