PROJECT HIGHLIGHT
Whitman’s Engineering Team provided professional engineering design services for “The Club @ 3,” a new and exclusive tenant lounge located inside of the 3 Gateway office building in Newark, New Jersey. 3 Gateway is part of the Gateway Center, a commercial complex situated just west of Newark Penn Station, and across the street from the Prudential Center.
The Client desired to convert an existing vacant office space on the ground floor of 3 Gateway into a new amenities space, offering a mix of collaborative and functional space that can host company-wide meetings and events. The Club @ 3 also boasts a fitness center with locker rooms and showers, a tiered seating area, and a penthouse pickleball court.
Whitman provided professional Mechanical, Electrical, Plumbing and Fire Protection (MEPF) Engineering design for this exciting new addition. The scope included design of relocated HVAC ductwork, which was modified to accommodate open and partially open ceilings. New lighting and electrical outlets were reconfigured and coordinated with the Architectural plans. The scope also included the design of new domestic water, sanitary and vent piping to support the renovation.

James Tracy, LSRP
Director of Environmental Services
Jay has over 15 years of specialized experience in environmental consulting, executing comprehensive services including Preliminary Assessments, Site Investigations, Remedial Investigations, and Remedial Actions. He also has extensive experience supporting due diligence efforts for property transactions, overseeing industrial facility closures, and providing strategic litigation support. As Director of Environmental Services at Whitman, Jay oversees and manages the firm’s Environmental Division, with an emphasis on staff mentorship and growth, recruitment, profitability and project management. He is responsible for identifying new market opportunities, building strategic partnerships, and driving revenue growth for the firm.
Jay holds a Bachelor of Arts degree in Environmental Studies from Franklin & Marshall College. He is a Licensed Site Remediation Professional (LSRP) and serves as both a member and Committee Co-Chair of the Licensed Site Remediation Professional Association (LSRPA).
