PROJECT HIGHLIGHT

Whitman teamed with CSR Group on this exciting warehouse rehabilitation project in Newark, which we are proud to announce is complete!

CSR Group was retained in October 2020 to rehabilitate the 26,000 square foot property located at 173 Export Street in Newark.  The warehouse, which was originally constructed around 1960, had suffered severe damage during Superstorm Sandy, including a partially blown-off roof and extensive interior water damage.  A detailed survey was conducted to assess exterior and interior conditions, and a comprehensive rehabilitation plan was developed and submitted to the Port Authority of New York & New Jersey for approval.

Whitman’s role in this project was to provide professional mechanical, electrical, plumbing and fire protection (MEPF) engineering design services to provide a design for the restoration of the warehouse, which now also includes a small office space and a unisex bathroom.

The mechanical scope included the design of new mechanical equipment and associated ductwork.  The heating system is comprised of limited ceiling-mounted gas-fired radiant heaters, and the existing exhaust fans and intakes are re-used for ventilation. The office space includes a split system heat pump system.

The electrical scope included the design for the proposed equipment power and new lighting. The electrical system previously compromised by water infiltration was completely replaced with new lighting, transformers and distribution panels.  A new fire sprinkler and fire alarm system were also installed, bringing the building into full compliance with current safety codes.

All interior spaces were redesigned to meet ADA standards, ensuring all offices, doorways and restrooms are fully accessible.

Today, the warehouse is fully restored and operational.

Nicole Perkins
Associate Environmental Project Manager / Task Manager

Nicole joined Whitman in 2025 and has over 20 years of experience in the environmental industry.  As Associate Project Manager/Task Manager within Whitman’s Environmental Division, her responsibilities include assisting in preparing and writing technical reports, scheduling and organizing projects, training staff in the field and with report writing, and assisting in conducting technical oversight on projects.

Nicole’s professional experience includes: performing and completing Phase I Environmental Site Assessments (Phase I ESAs) and Preliminary Assessments (PAs); performing Phase II ESA Site Investigations including soil and groundwater sampling events; conducting per- and polyfluoroalkyl (PFAS) soil and groundwater sampling and data evaluations; and preparing New Jersey Department of Environmental Protection (NJDEP) remedial phase reports and associated forms, including Site Investigation (SI), Remedial Investigation (RI), Remedial Action Workplan (RAW), and Remedial Action (RA) reports for New Jersey Licensed Site Remediation Professionals (LSRPs).

Nicole has successfully completed her 40 Hour HAZWOPER training and 8 hour refresher courses, and has certified training in Geographic Information Systems (GIS).

She is also a certified AHERA Asbestos Building Inspector, supporting Whitman’s in-house team of knowledgeable and experienced professionals who are certified in identifying and assessing asbestos hazards to help keep spaces safe.
