River Place at Butler

Butler, New Jersey

Project at a Glance:

  • Major mixed-use redevelopment project in downtown Butler, New Jersey.
  • Whitman worked with the developer to assess and remediate the environmental issues.
  • Issues included soil contamination, underground storage tanks, and asbestos.
  • The completed redevelopment includes residential and retail components, as well as, open space.

This project transformed an abandoned, unproductive six and a half acre industrial site into a mixed-use development of elegant residential and neighborhood retail use that anchors the northern gateway onto Butler's Main Street.

In addition, a public park known as River Walk is being built along the edge of the project site that borders the Pequannock River. The River Walk will include paths and benches along the waterfront. The park will dove tail with the Pequannock River Coalition's plan to create a continuous, publicly accessible greenway along the river and provide access to approximately 3/4 miles of greenway upstream of the redeveloped Brownfield site.

Whitman was instrumental in the completion of the Brownfield and Contaminated Site Remediation Act Redevelopment Agreement that will reimburse the developer as much as $2 million. This funding will be rebated from sales taxes the developer will pay for construction materials plus what would be paid by the retail tenants.
